Of course. The problem is it may not do what you want and it may not protect you the way you think it protects you. The standard form contracts are typically neutral. You should have one that’s geared to whether you’re the buyer or the seller, and it covers your needs and your concerns, and the particular property with which you’re dealing. Many of those that I’ve seen on the internet that people have brought me really leave out many important things that need to be in a Maryland contract. Some of these are controlled statewide, some of these are done based on jurisdiction or by country. Again, you need a real estate attorney to put it together to protect you.
