If you listen to the agent, the agent will help the buyer find an inspector, find financing, write their contract for them, and protect them through the transaction. They’re obligated by statute only to find a prospective buyer. How much they’re allowed to change in the standard form contract has long been an issue of dispute in Maryland. In Maryland, there is the Maryland Association of Realtors which has its “Standard Form.” The first person protected by that standard form contract is the agent and the broker. Second person protected is the seller. The third person protected may be, sometimes once in a while, is the buyer. You need an attorney to can change the language and make it work for you.
